
On June 6, CapitaLand Development (CLD) commenced construction on The Fullton, their inaugural high-end low-rise residential project in northern Vietnam.
Located within Vinhomes Ocean Park 3 in Hung Yen Province, east of Hanoi, The Fullton has an approximate gross development value of around US$800 million. This venture represents CLD’s inaugural high-end low-rise housing project in the north.

The inauguration event for the ground-breaking ceremony included several notable figures: His Excellency Jaya Ratnam, who serves as Singapore’s Ambassador to Vietnam; Tan Wee Hsien, Chief Executive Officer of both CapitaLand Development Vietnam and its international arm; Marc Boey, an Executive Director from Far East Organization; Christina Goh, responsible for development projects and asset management within Far East Organization; along with Alwin Low, serving as the General Manager for North Vietnam under CapitaLand Development (Vietnam).
Covering an area of 25 hectares, The Fullton project will proceed with two stages. In the initial stage known as The Fullton Edition, there will be 342 homes spread over 12 hectares, anticipated to finish by 2026. Phase two plans to add another 350 housing options scheduled for wrap-up in 2027.
Fullton boasts excellent access to the North’s key economic zone through vital transport links such as National Highway 5A, Ring Road 3.5, Hanoi–Hai Phong Expressway, Ngoc Hoi Bridge, and the upcoming Tran Hung Dao Street set for development in 2025. Its position provides inhabitants with convenient travel to downtown Hanoi yet retains a tranquil atmosphere.

Tan Wee Hsien highlighted that The Fullton, created in partnership with Far East Organization, caters to the rising demand for premium, low-density homes in northern Vietnam, especially among selective homebuyers and professionals near Hanoi.
Boasting around 700 residences and shops that include different types of villas such as enclaves, twins, and standalone houses within a protected fenced-off neighborhood, our objective is to establish an esteemed and easily reachable living space," stated Tan. "This represents our first step into the broader Hanoi region, where we anticipate substantial development prospects fueled by advancements in infrastructure and shifting lifestyle trends.
The Singaporean Ambassador to Vietnam, His Excellency Jaya Ratnam, who was present at the event, highlighted the importance of the initiative in bolstering the relationship between their two nations.
“I am delighted to attend the groundbreaking ceremony for CLD’s newest venture in Vietnam,” he stated. “This event underscores the enduring trust that Singapore-based companies place in Vietnam’s economic progress.” He added, “The Fullton harmonizes perfectly with Vietnam’s rapid urbanization, offering premium residences and aiding in the redevelopment of strategic areas across various districts and provinces.”

The Fullton offers exquisitely crafted boutique townhouses, exclusive enclaves of villas, paired villas, and standalone villas located in a protected residential area.
Drawing inspiration from Vietnam’s distinctive stepped terraces, this project’s tiered architecture seamlessly blends with the lush environment, offering serenity, modern opulence, and lively communal areas.

One distinctive aspect of The Fullton is its exclusive clubhouse, which is uncommon in small-scale residential developments. Drawing inspiration from terraced landscapes, this clubhouse harmoniously integrates into its surroundings using tiered vegetation and expansive views. It provides inhabitants with an array of amenities designed for social interaction, leisure, and well-being, thus offering a serene escape within the neighborhood.
The Fullton includes sustainability measures such as facilities for electric vehicles, large green areas, and buildings oriented for optimal energy efficiency.
